In a metes-and-bounds legal description of land, the necessity that the various calls and distances culminate at the point of beginning, so the shape described is “closed.” If the shape is not closed and the property description is inaccurate in some regard, then the transaction violates the statute of frauds and the transfer is void.The drawing to the right is of a property description without closure.
