Permission to conduct a particular activity on real property even though in violation of applicable zoning restrictions for the area.Variances are typically granted only after public notice and a hearing on the subject, and then only if it would be a hardship on the property to disallow the variance. An economic hardship on the owner is irrelevant. Hardship is usually found only when the property has no practical use other than the one planned,and there is a need in the community for that use.
