When an owner fails to record a deed, but instead keeps it in a trunk at home, in a dresser drawer,or such,there is nothing in the public records to evidence the owner's right to the property. If necessary for a real estate closing, the owner will have to produce the original of the instrument. In the title insurance industry, such persons are said to have trunk title or sometimes dresser drawer title.
