rezoning

To change the permitted uses of property within an area.If only one property is rezoned, it is called spot zoning.When property is rezoned, then all future owners can use it for any purpose allowed by the zoning classification. Contrast with variance, which allows one particular use not otherwise allowed by the zoning regulations.
