real estate operating company (REOC)

A publicly traded company that specializes in real estate investments but does not meet the strict requirements to be a REIT, particularly the requirement to pay at least 90 percent of net income out to investors. As a result of the ability to retain funds, REOCs can invest in expansion opportunities.
