The first undisputably error-free,claim-free conveyance in a chain of title.In many jurisdictions,it is the first deed (the patent) out of the government into a private owner.Other states have statutes that cure any title defects that are older than a certain number of years.In such states, the root deed is the first deed older than the cutoff period.
