Manufactured housing is an increasingly popular housing option.
To date, seven
manufactured housing cooperatives in Oregon have been established with the assistance of CASA of Oregon, a Certified Technical Assistance Provider under the ROC USA Network.
Under the tax code,
manufactured housing that is suitable for domestic, commercial, or industrial purposes is taxable real estate; the city assesses property taxes on the land to Green Meadows and on the housing units to the individual owners.
Shipments of
manufactured housing, which accounted for three-fifths of total prefabricated housing shipments in 2004, are projected to fall through 2009 to 120,000 units.
"We're going to have to build a lot of homes at a high level of volume, and our modular members are well positioned to help with that need," says Thayer Long, assistant vice president for industry relations of the
Manufactured Housing Institute, a trade group.
The 2002 revisions to Regulation C require lenders to collect and report data including loan pricing information (the rate spread between the annual percentage rate on the loan and the yield on Treasury securities of comparable maturity); whether the loan is subject to the Home Ownership and Equity Protection Act; whether
manufactured housing is involved; whether the loan is secured by a first or subordinate lien on the property; and certain information about requests for preapproval.
The asset class' positive performance is surprising in light of the reality that manufacturing and distribution segments of the HUD Code
manufactured housing industry are enduring their worst shipment slump in more than 40 years.
In 1998, Poe became Vice President and Controller for CWS Communities Trust, a private real estate investment group that owned, developed, and operated
manufactured housing.
The company blamed general over-supply of particleboard and current conditions in the
manufactured housing market for the decision.
"We believe that the investor group can bring substantial value to these assets, in particular, the
manufactured housing business." The assets consist primarily of a portfolio of home equity and
manufactured housing loan securities, as well as the associated servicing businesses.
As a preliminary matter to the issues being discussed, it is important to understand the definitions of and differences between conventional housing and
manufactured housing.
Manufactured housing is further subdivided into categories of mobile homes and manufactured buildings.
Lately, the war on
manufactured housing has been stepped up.
