party wall

A wall built on the line between two properties and necessary for the support of structures built on either side of the property line. Each owner owns the one-half of the party wall on his or her own property and has a support easement in the one-half on the other person's property. Neither person can demolish the one-half of the wall on his or her own property because that would damage the neighbor's building.Townhomes usually share party walls.
